Although our license allows us to write title insurance policies anywhere in Florida, our main area of business is Pasco County, Pinellas County and Hillsborough County. We have been in the same location on US 19 in Tarpon Springs Florida since the day we opened. As an independent title insurance company we are not owned or partnered with any particular real estate company, mortgage company or bank. Title insurance companies that have these partnerships owe their allegiance to their partners who supply them with business. An independent title insurance company must build their business on trust and service to their customers. Our only concern is our client and making their closing go as smoothly as possible.
The role of our company starts after you have a signed real estate contract. Our job is to make sure that you are purchasing a property that is free of all liens and encumbrances. At the time of closing, we bring the parties together and facilitate the signing of all the documents that transfers title from the current owner to the new owner. We make sure that all lender documents are executed properly. Any and all debts and fees are collected and paid to ensure clear title. A title insurance policy is purchased as part of the closing and provided to the new owner and mortgage holder. The seller and buyer are given copies of the documents that pertain to them.
Our job does not stop after the closing. We make sure that documents are properly recorded with the Clerk of the Court. Mortgage documents are returned to the lender. We issue the title insurance policy and mail it and the recorded deed to the new owner. We maintain all closing documents and they are available to you should you ever need them.
